Newton Poppleford will see its ‘most significant addition’ in recent years if an application for housing and community facilities is approved.

Plans for 42 homes, a doctors’ surgery and a village hall on land at King Alfred Way have been submitted by land owners Clinton Devon Estates (CDE).

The properties will exceed the 40-house target for Newton Poppleford in the draft Local Plan, while the community offerings will meet residents’ needs, as identified in last year’s parish plan.

Leigh Rix, the head of property and land at CDE, said: “Our proposals for Newton Poppleford have been carefully designed to benefit the existing community as much as the new families and individuals who move to the village.”

Accommodation is set to be formed of a mix of apartments and two- to five-bedroom houses, with a proportion of affordable housing.

CDE say they are in preliminary talks with the Ottery St Mary-based Coleridge Medical Centre to locate a new branch on the site.

The designs for the village hall include space for a badminton court, indoor bowls, a function room and a garden.

Environmental concerns for the 2.4 hectare site, which is currently used as open grazing, include retaining existing hedgerows and enhancing it with more diverse native species of hedgling.

The proposals are expected to be considered by East Devon District Council planners later this spring.
