Search the Public Notice PortalA developer has responded to residents’ objections over plans to build 140 homes on farmland in Ottery St Mary.
Landra Developments recently submitted an outline planning application (25/2468/MOUT) for the scheme at Gerway Farm, which includes up to 50 per cent affordable housing and about 3.5 hectares of public open space.
According to the company, the submission incorporates several changes made after “a series of engagement activities” with residents and Ottery St Mary Town Council.
Those objecting to the plans say the development would place excessive strain on local roads, schools, GP services and sewerage infrastructure.
Members of the Gerway Farm Action Group highlighted the capacity of the sewage works and the number of storm overflow activations recorded in 2024, while others raised concerns about traffic, claiming the area could not support further growth.

Some also said the project was not included in the local plan and questioned the time allowed for consultation.
In response, Landra Developments said design alterations had been made directly in response to the feedback, although it did not address concerns related to infrastructure, services or traffic congestion.
The alterations include moving the pedestrian access to align with an existing right of way, changing the layout of properties near the Gerway Close boundary “to mitigate the visual impact”, and relocating the proposed play area.
David Moore, speaking for the developer, said: “We understand there are differing views about new housing in Ottery, and we have taken time to listen carefully, and this feedback has helped to strengthen the proposals.
“Ottery St Mary needs more genuinely affordable homes, and this application secures up to 50 per cent affordable housing, well above the level usually required. We are confident the proposals strike the right balance between meeting local need and respecting the character of the area.”
The plans include a mix of homes for first-time buyers, families and older residents, alongside what the company describes as a landscape-led layout with sustainable drainage measures and new pedestrian links.
Residents can view and comment on the application through East Devon District Council’s planning portal using the reference 25/2468/MOUT.
