Plans to rebuild a small barn and extension for use as a holiday let have been recommended for refusal by planning officers.

East Devon District Council’s development management committee will meet on April 3 to discuss the application for Littlecot House in Harpford.

A planning officer said the plans should be refused as there is no policy to support a new build, residential or holiday accommodation, in the countryside in an ‘unsustainable location’.

Newton Poppleford and Harpford Parish Council have given their support to the proposals with the condition EDDC investigates matters relating to the disposal of foul sewage.

A previous application for a holiday let at the location was approved.

The planning officer said: “Whilst the previous planning application for a holiday let at this location was approved, this was for the conversion and extension of an existing barn.

“The building the subject of that conversion having been demolished. The current application is therefore a new build, albeit of an identical appearance to the proposal the subject of consent for conversion, instead of a proposal to covert the building.”

East Devon District Council will decide the fate of the application.
