A MASTERPLAN for building up to 99 new affordable homes at Stowford, Sidmouth, was approved in principle by East Devon District Council's Executive Board on Wednesday.

The development, which will need planning permission and other approvals, would see around 150 new homes being built in three phases on land near Stowford Rise in a partnership deal with a housing association - as yet still to be agreed.

The aim is that 66% would be affordable homes - a much higher proportion than the Council's normal requirement of 40%.

The next step would be for the Council to select a housing association as a preferred partner and then enter into negotiations with them as to the management of the development.

Councillor Miss Jill Elson, Portfolio Holder Communities, said: "The site at Stowford is the last remaining portion of EDDC's housing land bank and we are therefore determined to ensure that we derive the greatest possible benefit from it for our residents - in particular those who need affordable homes.

"This will be a very exciting scheme, which will enable us to offer housing to local families at prices they can afford".
