Planning permission is being requested 'in principle' to build five new homes in Back Lane, Venn Ottery Road, in Newton Poppleford.

The site is currently a corner plot of field which used to be used for farming on the cross roads between Venn Ottery Road, with links to Tipton St John and Ottery St Mary. The application says 'Given the small size of the site there would be not have significant impact on agricultural output.'

This is a principle planning application, which means these are only outline plans, if this is approved then the applicant will have to submit a more detailed plan to EDDC officers before work can begin.

The application states: "It is not considered that the small-scale development would harm the rural setting and character of the local landscape.

"It is the intention that each of the proposed five dwellings would deliver a high degree of sustainability in their design and construction to minimize the carbon footprint of the development. The development would incorporate modern, renewable, sustainable technologies including renewable energy supply (air source heating, photovoltaic energy supply) and modern construction methods.

"The development is sited close to village amenities and excellent public transport links, which would promote pedestrian and cyclist movements, which offers low environmental impact. The location of the development, although village fringe, is close to the services and facilities in the center of the village, which are required for day to day living. As a result, prospective occupants would not be reliant upon car use."

This outline planning application has now been submitted to East Devon District Council officers who will review and approve the plans or refuse.
