Planning permission is being sought to build five new homes on land At Lower Broad Oak Road West Hill.

Applicant David Pring wants to build five, one and a half storey detached houses. The site used to be used for farming and sits in an already residential area. The homes will be built with 'traditional materials specifically matching those around them, being stone, timber cladding and slate roof. The natural timber cladding will soften and age with the nature around it.'

The application says: "It is considered that there are no adverse impacts that would significantly and demonstratable outweigh the benefits of approving the proposed development, in terms of boosting the supply of housing in the district and socio-economic benefits arising from the construction and occupation of the development.

"The site would provide a high quality, well designed and sustainable development that would be well located close to services and facilities available within West Hill.

"The site also has good access to public transport connections to the surrounding area by virtue of regular bus services (no. 44 and 382) which stop within walking distance from the application site, which in turn would minimise the need to travel by car.

"The design of the development and its layout would be sympathetic to the local character, surrounding built environment and the low density, woodland setting of the area. The proposal is unlikely to harm protected species, nor would it harm mature trees and hedgerows.  Further, it is considered that the proposed development would not have an unacceptable impact on highway safety.

"The amenity of occupants of the proposed dwellings and neighbouring dwellings to the site would not be adversely harmed by the development."

The application will be reviewed by East Devon District Council officers before being approved or refused by them. If refused a new application will have to be submitted. Read the full application on the EDDC website using reference number 23/2612/OUT.
